Intend to Sell current HDB - 4rm
Buy Resale - 4rm
Events to take place together

Current HDB, existing Bank Loan
Intend to use sales proceeds to pay off next flat (top up cash whenever necessary)

I am not eligible for ECF
So what advice do you have for me.
I want to make use of sales proceeds from current HDB to pay off next resale, resulting in no outstanding loan

Looking at selling off current HDB at 600k
Buying next resale at range 400 to 450k

Please advise

How much loan do you still own for your current flat?
And based on your selling and the buying price that you are looking at, your current flat must be in a good location and you will be moving out from it to another new area.

Hi,

In this case, since we can't do the ECF, typically we do the sale first and secure a buyer, then look around for the unit to purchase. We also need to request for extension of stay since you will need time for the sales proceeds and cpf to return first, and then can complete the purchase. The extension (max 3 months) also allows you to transit more smoothly such that you need not move twice.

Not sure if you are aware that the switch from a higher priced 4room flat to a lower priced 4room flat may not be as straightforward as $600k-$400k.

There will be some financial planning involved in the whole process to ensure that you will be able to realise this lateral switch according to your plans.

Most important, we will need to ensure that you will have sufficient cash proceeds plus CPF for your purchase therefore what my fellow professionals have asked about the outstanding loan amount for your current flat will be the most critical component in feasibility of this plan.

Good morning San San,

I will advise you to have both transactions progress concurrently.

1) place your unit up for sale while searching for a resale unit (must request for temporary 3 months extension from buyer for sale)
2) commit to purchase only until current unit is exercised by buyer.
3) must make sure 1st appointment for purchase is 2 weeks after sale so you can utilise CPF OA funds for your purchase. With such arrangement, you will be left with 3 to 4 weeks to settle renovation and move in.

If not alternatively you can take up a bridging loan for your purchase so you will have more time for renovation.

All these must be planned carefully with a full detailed financial plan before proceeding further.

For your scenario, the most important issue here is the timeline planning. My advice is to map out the timeline first before embarking on the sale and purchase process. This is so that your transition from your current place to your next place will be smooth and you will have ample time to renovate and shift your things over.

It is a good idea to full pay off your next place so that you will not be tied down with the monthly mortgage payment. In summary, you need to request extension stay from your buyer for 3 months so that you CPF will be utilized.
